The Adair Apartment building is a 400-unit tower, currently
under construction in Tysons Corner, off of Tyco Road in Mclean, Virginia. The
building topped out in late 2015, and at 34 floors and 360ft, will hold the
title as the tallest building in Tysons Corner, until Capital One’s 470ft headquarters
is complete in late 2017/early 2018. </div>

The building is located less than a quarter mile from the Spring Hill Metro
station, the western most station on the Silver Line in Tysons. The Adair sits
on a seven level parking podium that will feature 6,500 square feet of ground
floor retail, and per the comprehensive plan, will designate 20 percent of
units as affordable. Eventually, an adjacent twin tower will be built alongside
the Adair on the north side of the parcel<br />

Greystar, that is one of the largest applications ever approved by Fairfax
County. At full build out, this application will include over 7.6 million square feet of office, retail,

the revised comprehensive plan for Tysons Corner, which was amended in 2010 in
anticipation of the opening of the Silver Line. The Adair is the second
building in this application to begin construction. The application’s first
building, The Acsent, a 404 unit building located at 8421 Broad St in McLean was
completed in 2012. </div>

<span style="font-size: large;">The Nouvelle tower in Tysons Corner is just one of the many residential towers that have been rising since the debut of the Silver Line last July. Located at the intersection of West Park Drive and Jones Branch Drive, it sits roughly a quarter of a mile from the Tysons Corner Metro Station. While the cladding and interior of the building still have a ways to go, the building has already topped out at 26 floors and its presence on the Tysons' skyline is already being felt. The building will feature 461 units and 6,588 square feet of retail.</span><span style="font-size: large;"><br /></span><br />

<a name='more'></a><span style="font-size: large;">The tower is part of the larger Arbor Row development that covers 19.4 acres along Westpark Drive. Currently, all the buildings on the property are 1970's office buildings many of which have been sitting vacant. At full build out the Arbor Row development will feature up to eight new buildings ranging from 120-300ft in height. The 2.5 million square feet of new development will be divided by 1.1 million square feet of office, 1.2 million of residential, 162,000 square feet of hotel and 58,656 square feet of retail.</span><br />

Virginia. It is currently the tallest building in Tysons Corner and one

that is being duplicated across the country. As it stands now the plaza

Prime Seafood is scheduled to open later this year and additional retail in the
Hyatt hotel will follow soon after that.

<span style="font-size: 13.5pt;">Tysons Corner in its current form is a place were many people work but few live.
As a result, Vita is just one of many new residential buildings popping up in
the area since the arrival of Metro's Silver line. However, much of the features
that are accustom with urbanization are lacking in this development. Since
Chainbridge Road (123) sits directly behind the development much of the retail
components will not be located at street level but, rather above ground at the
plaza level. This is counter-productive to the process of transforming Tysons
Corner from an auto centric business district into an urban downtown. Although,
given the current conditions of the intersection of Route 123 and Tysons
Boulevard I don’t think Kettler the developer of the project had much of a
choice.</span><br />

Lastly, while these three buildings might seem like a colossal undertaking, they are
only the first phase of what is to be a four-phase project. Macerich the
property owner of Tysons Corner Center has a massive plan in the works to
position more office and residential buildings around the existing mall. Their
plan calls for a transformation of the property’s current 9-5 environment to a
24/7 live, work, play atmosphere. The plan will likely take 10-15 years to

The first phase which opened in the fall of 2012 has already become a go to destination for the residents of Falls Church, Fairfax, Vienna and Annandale. The general consensus is that the Mosaic District has become an overwhelming success and the development's next phases look to be just as prosperous as its predecessors.<br />

It might be hard to believe what once stood in the space that is now currently occupied by the development, but for years this area was home to: A Multiplex Cinemas, a U-Haul and a massive surface parking lot. The Multiplex was long littered with crime and even had several incidences related to gang activity. However, the theater always remained active and busy as it was the only theater within close proximity to this area of Fairfax County. That all changed in late 2005 when Tysons Corner Center opened an addition to its existing mall that featured a 16 screen AMC theater. From then on business dwindled and by 2009 the Multiplex and the U-Haul had both been demolished.<br />

Today the area looks vastly different, with dozens of shops and restaurants lining a carefully engineered grid of streets. The Mosaic District essentially created an urban oasis directly in the middle of suburban Fairfax County. With the Angelika Film Center and Target serving as anchors tenants, the Mosaic District has continued to draw in businesses with True Food Kitchen and Ted's Bulletin being the latest additions. As it currently stands the project also features about 720 apartments between the Vantage and Avalon Bay apartment communities as well as 120 townhomes by EYA. <br />

So whats next for the Mosaic District? Mill Creek Residential will build a 251 unit apartment building named Modera that will feature additional retail. Mosaic has been tight lipped about what retailers will occupy the new space but according to the Mill Creek <a href="http://www.millcreekplaces.com/portfolio/Modera-Mosaic-Apartments-in-Fairfax-County" target="_blank">website</a> "The community will sit above 30,000 square feet of retail that is pre-leased and will be in operation prior to the delivery of the first homes". Aside from the new apartment building, EYA also has plans to build an additional 25 townhomes behind Modera and adjacent to its existing townhome community.<br />

This is only the second phase of what potentially might be a 4 or 5 phase project but so far the project is an exemplary mixed use development, one that highlights urban features and architecture. The Mosaic District is just one of many projects that will mold and alter Gallows Road into more of an urban village or neighborhood. If the initial phase is any indication, the Mosaic District will continue to provide an urban atmosphere in the heart of suburbia and help revamp this area of Fairfax County. Substantial completion is expected in early 2015.<br />

The development at 301 West Broad Street sits on the land that used to be occupied by: a vacant US Post Office, Anthony's Restaurant and a surface parking lot. According to the project's website the development will feature "286 residential units, a 60,000 square foot Harris Teeter grocery store and 2,250 square feet of ancillary retail", the building will also be built to LEED Silver standards.<br />

Regardless of the need for two grocery stores, I believe this development will be positive for the area due to the increased tax revenue. The project is tentatively scheduled for completion sometime during late 2015 or early 2016.<br />

Adding retail to their existing phases was essential, as currently there really is nowhere for people coming off the Metro to go for a quick bite, drink or sit down dinner (Although this will soon change with the </span><a href="http://the703record.blogspot.com/2014/10/dunn-loring-metro-redevelopment.html" style="font-family: Times, 'Times New Roman', serif;" target="_blank">JBG</a><span style="font-family: "times" , "times new roman" , serif;"> project directly adjacent to the Dunn Loring Station). </span><span style="color: black; font-family: "times" , "times new roman" , serif;">The project is already well on its way in becoming an established neighborhood, one
that is filled with life on the street level and residential above. </span><span style="font-family: "times" , "times new roman" , serif;">The final phase will bring an additional 200 units plus 4,869sf of
retail to the site by the summer of 2015. However, by the looks of it I would
not be surprised if the project is delivered early.</span><br />

But, what is most important is that this final phase essentially completes a parcel that is part of the greater Dunn Loring Metro area. This is critical because (as a whole) it fundamentally creates one of the largest pedestrian friendly areas in all of Fairfax County. The potential pedestrian atmosphere that this entire area will eventually contain is only rivaled by that of Reston Town Center and the Mosaic District down the street. It's no secret that the entire DC Metropolitan area has a relatively stump like quality when it comes to tall buildings. Have you noticed how DC is the only major city in the country that does not have skyscrapers? Or how most of the buildings in DC are relatively the same height? The reason for this? The Height of Buildings Act of 1910. This act passed by congress limited the heights of buildings in DC to 130ft thus giving DC a relatively uniform and more European looking skyline. The act came in response to the construction of the Cairo Hotel, which reached heights of 164ft. Many DC politicians feared that unregulated building heights would obstruct the view of the many monuments in the city. </div>

The result of this act caused the region's tallest buildings to shift out to the suburbs and in-turn aided to traffic congestion by spreading out business districts across the region and outside of downtown. Major employment centers such as the Rosslyn-Ballston Corridor, Alexandria, Tysons Corner, and Bethesda began to emerge. Tysons Corner alone is the 12th largest business district in the country and has more office space than that of the downtowns of Baltimore, Richmond and Norfolk combined.<br />
<br />
Rosslyn just across the Potomac in Arlington has traditionally been the location of the tallest buildings and currently has the region's tallest building (besides the Washington Monument). However, close proximity to Reagan National Airport limits heights at 400ft. Tysons Corner in Fairfax County stands to benefit from this and in the future will be home to area's first real skyscrapers.<br />

Our second featured development project is The Reserve at Tinner Hill. Located right off of Lee Highway on the border between Falls Church (Fairfax County) and the City of Falls Church.<br />

Tinner Hill is marketed as a high end luxury apartment building that will feature 224 units and 521 parking spaces on top of 46,000sf of retail. 24,000sf of the included retail has already been leased to <i>The Fresh Market</i> a high end grocery store that is looking to expand its market in Northern Virginia. The chain already has locations locally in Vienna and Alexandria.<br />
<span style="text-align: center;"><br />This project shows off a great mix of uses as well as demonstrating how transit is not always essential in order to build a development that maximizes the uses of the surrounding area. The development does not sit adjacent to a metro station but is fairly close to three stations along the Orange line (East Falls Church, Dunn Loring and West Falls Church). While this project might not have the privilege of being metro accessible the benefits are notable. With the addition of this project the rapidly urbanizing area of Falls Church will continue to add ground floor retail which in-turn enhances pedestrian activity and triggers additional development in the surrounding areas. Additionally the City of Falls Church expects to generate between $600,000-$1,200,000 in revenue from this project . </span><br />

My only qualm with this project is that there is an eerily similar development (which I will profile in a future post) occurring less than a half a mile away on West Broad Street in the City of Falls Church. Like Tinner Hill this project also includes a grocery store as well as approximately 225 luxury units. However given the proximity of these two projects I believe the benefits of increased urbanism will far outweigh any potential negatives that come by having two mixed use buildings that are both anchored by grocery stores within such a short distance of one another. <br />

The Reserve at Tinner Hill is scheduled for completion sometime during the 4th quarter of 2015 or the first quarter of 2016. The building will be built to LEED Silver certified standards.<br />

The Dunn Loring/Merrifield area of Fairfax County is currently undergoing a radical transformation that will perhaps give us a smaller scale preview of what is coming to Tysons Corner in the coming decades.<br />
<br />
There is a lot going on throughout the Gallows Road Corridor but nowhere is it more evident than right at the metro station itself.<br />
<br />
Avenir Place and JBGR are in the midst of the 2nd and final phase of their project that at full build out will include 125,000sf of retail, 628 apartments, a new metro entrance, an expanded parking garage for up to 3,000 spaces and new bus bays. Its hard to believe that as early as August of 2013 this area was merely a gigantic surface parking lot.<br />
<br />

Some retailers have already signed on to the project including Harris Teeter who will serve as an anchor tenant and will occupy approximately 50,000sf. Other retailers include the rapidly expanding SmashBurger as well as Moby Dicks House of Kabob. JBGR has a few other retailers identified on their promotional brochure but none are confirmed as of now. <br />
<br />
What is very interesting about this project is that much of the retail components will actually be built into the parking garage itself. This will allow for entrances at both the street level and from inside the garage itself.<br />

With the project being directly adjacent to the metro station I'm sure the remaining retail spaces will find tenants very soon.<br />

This is the kind of development that embraces a pedestrian friendly environment that reuses and maximizes the potential of the land. Hopefully this the type of development that will be adopted by more areas in Fairfax County especially as our county continues to urbanize. <br />
